Distributed responsibilities/Wider participation:
Current scenario: All decisions are taken by EC and there are very few hands to handle the issues. This makes it difficult to take quick and informed decisions as a few people cannot look for all the task.
Solution: We need to distribute work to members and involve them into day-to-day activities of complex. We can make sub-committees for different work constituting 2-5 members for focusing into various issues. For example, there could be sub-committees for House Keeping (garbage collection), Utilities (water, electricity), Facilities (lifts, swimming pool, gym), Security, Legal issues (non-payers issues, Builder issues, Block D occupation issue), etc.
Expectation: If small work is distributed, EC will be free to concentrate on larger issues (like roof seepage issues). When members are involved feeling of belonging will increase and execution of small work will be expedited.
Non-paying members: What I could gather from recent whatsapp discussions, there are 3 types of non-payers:
1. Those who do not want to pay.
2. Those who want to pay, but are not paying because of some reasons
3. Those who can pay, but do not know that they have to pay
During the recent campaign some members who were in category 2 and 3, paid the amount and became from Non-payers to Payers. Problem is we do not know who belongs to which category. First of all we need to contact all non-payers and find out which category they belong to. After that, it will be easier to convert #3 category people to payers. For #2 and #1, we need to discuss with them and try to find their reasons. If their reasons are valid and a solution can be found, they can become payers. If the reasons are unreasonable, then legal option need to be adopted. Then the issue should be handed over to legal team, who will work with EC to decide how to proceed.
Roof leakage issue:
This is the biggest concern as of now. My suggestion is that a team be formed (5-10 members) for this and they will explore all options. Many options have been explored already and details were shared. No decision could be taken because a consensus is required and that is difficult to obtain. Can we, during forthcoming AGM, empower the above team to explore and make a final and binding decision? If that can happen, we can make a decision and work towards a solution.
